Real Estate Agency

We fill vacant rooms quickly, making maximum use of IT and human resources so that owners can fully utilize their assets. In addition to solving vacancies quickly, we are also conscious of keeping residents for a long time and reducing the total cost of ownership.

Property Management

Our involvement can lead to eliminate the three major risks of real estate leasing; “long-term vacancy,” “overdue rents” and “trouble over restoration upon leaving.” In addition to these, we can take care of anything necessary for real estate leasing, such as handling residents’ complaints and maintaining the building. We do not just manage the property, but also make timely proposals that meet the needs of the current situation. Property owners have given us favorable reviews for our flexible and non-intrusive approach based on close communication with them. We are also able to achieve high performance at low management fees.

Property management | We respond to property problems, requests and complaints from residents. We will make appropriate proposals and responses quickly to avoid serious issues. |

Collection and transfer of rents | We collect monthly rents (including parking fees and other fees) from residents and transfer them to the owner in a lump sum. You can see the management status at a glance with a statement of remittance. We also manage deposits and withdrawals on your behalf, such as upon liquidation when residents move out. |
Restoration and finding new residents |
When a resident moves out, we will attend on the day to make an appropriate liquidation. We also renovate and repair the property after consultation with the owner so that the next resident can move in comfortably. |
Guarantee for and collection of overdue rents |
We provide a guarantee for overdue rents and ensure that no unpaid rents are accrued to the owner. In the event of non-payment, we will collect the rent by making reminders and visits to the resident and guarantor. If the situation persists, we will file a lawsuit against the resident. |
Renovation
In the usual case, renovation is entrusted to renovation companies by real estate companies on behalf of owners, so the margin drives the cost up. Since we have a renovation company (established in 1992 and registered with construction and civil engineering licenses) within our group, we can offer quality renovations at a low cost. We can also provide a one-stop service for speedy renovations and repairs, from entire buildings (e.g., exterior wall repairs) to minor repairs, that are essential for real estate leasing. You can rest assured that we will take care of any problems that may arise.
Real Estate Trading

We carefully consult with leasing owners on their needs to sell or buy their properties. We may even decide and advise you that you should pass the opportunity to trade. In such cases, we will tell you honestly so that you can also use our advice as a second opinion for your decision when you are going to purchase a property. We also provide consultation on the purchase and sale of real estate for personal use. We always have the latest information in order to provide better conditions and assets for the owners.
